Vuba Industrial Supplies has worked closely with Foster Refrigerator, the UK market leader in the manufacture of commercial refrigeration solutions, to specify an industrial flooring solution to their 140,000 sq ft. manufacturing facility. Out of all the surfaces in your home, the garage or shop floor has the toughest duty. Though a concrete floor is a durable surface, it does have one major shortcoming. Concrete, even if finished to a smooth surface, is actually quite porous. Fluid leaks from vehicles and grime from tires can quickly work their way into the concrete and stain the floor. Besides being ugly, oil and fluid stains tend to attract and hold more dirt and grime, which is then tracked into the house or car.

Fortunately, the cure for this is simple; seal the concrete floor with specialty garage floor paint or cover it with mats or a modular decking system. The most common garage-floor coatings are epoxy-based paints and coatings. You can easily apply these in a weekend. Other options include polyurethane paint and even soy-based paint. Look for low- or zero-VOC (volatile organic compound) products that are better for human and environmental health. Finding low-VOC garage floor coatings from a local retailer may be more challenging than finding low-VOC wall paint. After they’re applied, these garage-floor coatings really dress up the appearance of the garage and make the surface much easier to keep clean. You can simply wipe up spills and fluid leaks before they can be tracked into the house — and they generally won’t stain the floor.

The cause of many concrete penetration problems is most likely plasticizer migration. Plasticizers are chemicals added to plastics, vinyl, and rubber to make them softer and more flexible. The softer or more flexible the material, the more plasticizer it contains. Since rubber mats are fairly flexible, they contain a lot of plasticizer. Over time, the plasticizers migrate out of the rubber or plastic and are absorbed into surrounding materials (in this case, your concrete floor). Heat and pressure can speed the process. Since concrete is porous like a sponge, plasticizers migrate into the pores easily, filling them with small amounts of plastic that inhibit the penetration of water or stains. That’s why on this project the stain was lighter only in those areas where the mats had been laying for years.

Unfortunately, removing plasticizers from concrete is very difficult. A good degreaser or stripper can be used if the problem is detected prior to staining. If stain has already been applied, a dye or color wash can be put down to help darken the color in the affected areas. If the area has already been sealed, try applying a tinted sealer. Be sure to soften the edges of the tinted sealer to avoid turning a lighter color problem into a darker color problem.
